$140,000 in home exemptions available to Oʻahu homeowners

$140,000 home exemption is available to homeowners under the age of 65 and $180,000 for homeowners 65 years and older, beginning July 1, 2027.

HONOLULU -- The City and County of Honolulu is encouraging homeowners without a home exemption, to file for one with the Real Property Assessment Division ("RPAD") before the deadline of September 30, 2026, to receive a significant reduction on their real property assessment and tax.

A claim for the home exemption can be filed to qualify for an exemption amount of $140,000 for homeowners under the age of 65 as well as for homeowners who do not have their birthdate on file. This means that $140,000 is deducted from the assessed value of the property, and the homeowner is taxed on the remaining balance.

For homeowners aged 65 years and older, the exemption amount is $180,000.To qualify for this higher exemption, homeowners must be 65 years or older on or before June 30 preceding the tax year for which the exemption is claimed. If you have an existing home exemption with no change to ownership or use, you do not need to reapply.

Persons filing for the home exemption should provide age verification.Contact our office if you need to confirm we have your date of birth on file. Homeowners must live on the property as their principal residence. The home exemption is granted based on the age of the senior homeowner among all owners with a claim on record.

Property owners with an existing home exemption and a birthdate on file do not need to reapply for the new exemption amount, as the exemption will automatically increase based on the homeowner's age. If you are filing as a trust, please provide the trust document when submitting.

The City and County of Honolulu's Department of Budget and Fiscal Services also reminds homeowners to file a home exemption with RPAD to replace a deceased claimant with a surviving owner who has a home exemption on file to avoid losing their home exemption.

This exemption will take effect on July 1, 2027 and will continue for each tax year unless there is a change affecting eligibility.

Other changes in status - such as the claimant's ownership of the property or relocation of the principal home to a different property - will cause the exemption to be disallowed. The owner-claimant must report the change in status to RPAD within 30 days. Failure to notify RPAD of the changes may subject the homeowner to back taxes and a civil penalty for each year that the change remains unreported.

Visit realproperty.honolulu.gov to file a home exemption claim online or to download a claim form. Claim forms may be hand-delivered or mailed to either RPAD office. For a receipted copy when mailing, enclose a stamped self-addressed envelope. For proof of filing, mail the claim form via certified or registered mail and retain the receipt.
